Trenchless vs Traditional: How We Choose the Right Repair Method

Sewer line repair used to mean one thing: excavating a trench across your yard or driveway, exposing the failed pipe, replacing it, and then restoring the surface above it. In many cases, the restoration cost alone -- landscaping, concrete, pavers -- rivaled the plumbing repair itself. Trenchless technology changed that equation significantly for many properties.

The camera inspection is where every sewer repair begins. We insert a high-resolution camera on a flexible rod through a cleanout access point or existing opening and follow the line from your house to the municipal connection. The camera reveals the exact location and nature of the problem -- a root intrusion through a joint, a crack from ground movement, a collapsed section from age, a bellied section where the pipe has sunk -- and records video for our assessment and for your records. This step eliminates guesswork and ensures the repair method selected actually addresses the correct problem.

Trenchless pipe lining, also called cured-in-place pipe (CIPP) lining, is appropriate when the pipe is structurally intact but compromised by cracks, root intrusion through joints, or joint separation. We insert a resin-saturated liner into the damaged pipe and inflate it against the pipe walls, then cure it in place with heat or UV light. The result is essentially a new pipe inside the old one -- with a smooth interior that actually improves flow compared to the corroded or root-infiltrated original. Lining requires only minimal access points and leaves your yard undisturbed.

Traditional excavation remains the right answer when a pipe section has fully collapsed, when there is extensive pipe belly that cannot be relined, or when the pipe material has deteriorated beyond what lining can address. In those cases, targeted excavation to replace the specific failed section is the most cost-effective and permanent solution. We use minimally invasive excavation practices and restore the surface after the repair is complete.

Pipe material matters significantly in this analysis. Cast iron and clay tile pipes, common in homes built before the 1970s, are more susceptible to root infiltration and corrosion failure modes that respond well to trenchless lining. PVC pipes in newer construction can suffer joint separation or bellying from soil movement. We assess material, age, failure type, and property layout before recommending an approach -- never defaulting to excavation when lining is viable, and never attempting lining when excavation is the only real solution.

Sewer Line Repair FAQ

The most common indicators of sewer line failure are: multiple drains in the house backing up or draining slowly simultaneously; gurgling sounds from toilets or drains; sewage odors inside the home or in the yard; unexplained wet patches or unusually lush green areas in the yard above the sewer line path; and cracks in the foundation or basement walls near the sewer connection in severe cases. Any one of these symptoms warrants a camera inspection. Multiple symptoms together represent an active failure that should be addressed promptly to prevent sewage backup into living spaces.
Trenchless sewer repair refers to repair methods that restore or replace a damaged pipe without excavating along its entire length. The most common residential trenchless method is cured-in-place pipe lining, in which a felt or fiberglass tube saturated with a two-part epoxy resin is inserted through an access point, positioned inside the damaged pipe, and expanded against the pipe walls with an inflatable bladder. The resin is then cured -- either with heat, UV light, or ambient temperature depending on the product -- and the bladder is removed, leaving a smooth, jointless new pipe inside the original. The result has a similar or longer expected service life than the original pipe and often improves flow characteristics due to its smooth interior surface.
Camera inspection and a straightforward trenchless lining job on a residential sewer line can often be completed in a single day. Traditional excavation jobs depend on the length of pipe being replaced and access conditions -- a targeted excavation to replace a single failed section typically takes one to two days, while a full sewer line replacement from house to street may take two to four days including surface restoration. We provide a realistic timeline when quoting the job. During active repair, you will need to avoid using household drains; we communicate clearly about these restrictions before work begins.
Not necessarily, and for many residential sewer problems, the answer is no. Trenchless lining requires only small access points -- typically an existing cleanout or a minor access excavation at each end of the repair section. These are dramatically less disruptive than open-trench excavation. However, trenchless methods are not viable for every situation: a fully collapsed pipe, a severely bellied section, or a pipe that has deteriorated to the point where it cannot hold the liner all require traditional excavation. Our camera inspection gives us the information needed to make that determination accurately before we commit your property to any particular repair path.
Sewer line collapse is most commonly caused by a combination of pipe age, material deterioration, and external forces. Clay tile pipe, which was widely used before the 1970s, becomes increasingly brittle with age and is vulnerable to collapse from soil shifting, root pressure, and the accumulated weight of soil above it. Cast iron corrodes from the inside through continuous exposure to the acids in sewage, eventually thinning to the point of failure. Root intrusion, which begins at small joint gaps, expands the joint over time and can contribute to collapse. Ground movement from soil settlement, freeze-thaw cycles, or nearby construction work adds mechanical stress to pipe joints and can accelerate failure in already-compromised lines.
Standard homeowners insurance policies typically do not cover sewer line repair as a general matter. Most policies exclude damage from gradual deterioration, root intrusion, and normal wear -- which account for the majority of sewer line failures. Some policies offer an optional sewer or service line endorsement as an add-on that covers repair or replacement of the sewer line from the house to the street. It is worth reviewing your policy or calling your insurance agent before assuming coverage. We can provide detailed documentation of the damage and repair for insurance purposes when applicable, and we are happy to assist with the paperwork if your policy does include sewer line coverage.
